Frequently asked questions
The Bay Club Community is a 625-acre gated residential neighborhood and private country club (The Bay Club at Mattapoisett) 18 hole golf course, in Mattapoisett, MA, featuring approximately 200 single-family homes, duplexes, and townhomes. The community offers private roads, common areas, and a secure, peaceful environment with New England charm.
The two operate independently:
BCCA manages the residential neighborhood, HOA operations, and community standards.
The Bay Club (private country club) offers optional memberships for golf, racquets, fitness, swimming, and dining.
Homeownership does not include club membership.
The resident-elected BCCA Board manages the community with assistance of Barkan Management Company, an Accredited Management Organization (AMO®). Barkan oversees day-to-day operations, finances, inspections, the HOA portal, gatehouse supervision, and common areas support.

Quarterly HOA fees are $650, due on January 1, April 1, July 1, and October 1.
Homeowners may pay:
Online via Barkan’s HOA Dashboard (e-check or credit card)
By recurring automatic payments

Through a third-party online bill pay service

At closing, new owners pay a one-time Capital Contribution Fee equal to one quarterly HOA fee ($650) plus any prorated dues based on their closing date.
The Architectural Review Committee (ARC) reviews all exterior home changes, landscaping modifications, and new construction plans to ensure the community maintains cohesive design standards.
Yes. Any exterior modification—big or small—requires submission of a Notice of Intent to the ARC for review and approval.
New Construction: $3,000 total — $1,000 non-refundable fee + $2,000 refundable deposit
Exterior Improvements:
Projects under $1,000 → $100 deposit
Projects over $1,000 → 10% of project cost (max $3,000)
Unused portions are refunded once a project is approved and completed.
Visitors may use:
The front gate staff can open gate if resident gives permission
The front or back gate call box to video-call the resident
The resident opening the gate via the Cell Gate App
Residents may use:
Car Tags ($35) that automatically open gates
FOBs ($35) activated by pressing the button near the gate
Cell Gate App for remote or in-person gate access
Personal entry codes
Front Gate: Staffed daily 6:00 a.m. – 10:00 p.m.
Back Gate: Open daily 6:00 a.m. – 9:30 p.m. with call box to front gate staff
Mailboxes are located near the back gate.
Regular mail goes to your assigned mailbox
Larger packages go into a parcel locker (key left in your mailbox)
Oversized packages come with a pickup notice for the post office
UPS, FedEx, and Amazon typically deliver directly to your front door
Residents may walk, jog, or bike on:
Community roads
Wooded areas
The cart path (off-season only, December–March)
Walking on the golf course is not allowed when it is open for play.
Trash: Thursdays
Recycling: Every other Thursday Bins must be curbside by 7:00 a.m. Holiday weeks may shift pickup to Friday.

Homeowners may connect irrigation systems to:
Bay Club water (one-time $3,000 fee; scheduled watering managed by Bay Club), or
Mattapoisett town water
Irrigation systems must be started in spring and winterized in fall by the homeowner or their contractor.
Homes include an exterior Septic Ejector System that grinds and pumps wastewater into sewer lines.

Each winter, Barkan coordinates an optional group contract for driveway snow removal at resident expense. Homeowners may also hire their own contractor.
October 1 – May 31:
Mon–Fri: 7:30 a.m. – 5:00 p.m.
June 1 – September 30: Mon–Fri: 8:00 a.m. – 4:30 p.m.
Saturdays: Interior work only (72-hour notice)
Sundays: No contractor work allowed
No. Club membership to The Bay Club is optional and must be purchased directly from the club. Membership levels include Full Golf, Social (no golf), and Junior. Contact the Bay Club for information and tours at Patrick Hurrie Phurrie@bayclubmatt.com
